THE SITE:
The site is located within an old olive grove some twenty meters above sea level, with the rocky coast on two sides and a private bathing platform which can be reached on steps built over the rocks.
With possession come sufficient additional building rights. The site is part of the territory of Agalasti which lies 4 km uphill and is the administrative centre for this part of the Pilion.
Electricity and water (from the public supply) are laid on. There is a telephone connection (internet access is possible). The house is reached by asphalt roads and easily navigable agricultural tracks.

THE HOUSE'S ARCHITECTURE:
The house was built 1995 on an unoccupied site according to the wishes and needs of the owners, an architect and his wife. It is a unified structure consisting of three separate buildings around a central court, connected by terraces and walkways.

THE BUILDINGS:
- Garage with workshop, connecting to a studio.
- Main tower with livingroom and fireplace, kitchen, WC; upstairs cupboards surrounding the stairhead, bedroom, bathroom, balcony around two sides of the house with a magnificent view of the Gulf of Volos.
- Guest tower with bedroom, bathroom, kitchen (can be used as external kitchen).
- Studio with roof terrace.
- An additional studio on the ground floor.
All in all ca. 200 m2.

CONSTRUCTION:
The walls are made from insulating brick blocks, roughcast on both sides, the floors are made either from marble or from wooden boards. All windows - using special insulating glass - were manufactured in Germany and shipped to Greece. The roofs, also very well insulated and up to the German DIN standard, are covered with local tiles set in mortar. The complete house has been built with ecologically suitable materials.
In 2005 a central heating system (burning oil) was installed, which reaches to all the rooms - the house is habitable all the year round. All the walls were checked and repaired in 2006 and covered with water-resistant mineral paint. The whole structure is in excellent condition, very well cared for.

THE OLIVE GROVE AND THE GARDEN:
There is a big old forged iron gate at the entrance. Inside a concrete drive covered with stone slabs leads to the house. There is sufficient space to park and turn.
Because of the house's position on a hillside it is surrounded with stretches of stone and roughcast walls.
Citrus trees, magnolias, mimosa trees, rose bushes, lavender, rosemary, plumbago, bougainvillea, glycinias make for the picture of a classical southern garden around the buildings. The boule lane with its stretch of 15m invites a companionable game. The vegetation around the house is serviced by a watering plant.

SIMPLE POSSIBILITY OF ENLARGEMENT:
The plan to construct a glazed wall around the part of the terrace between the towers now covered by a tiled roof (and thus obtain a large continuous living space with a fireplace) was not realized, but it could easily be taken up with local craftsmen (estimated cost ca. 10000€, fireplace included).
